Why Jersey City

The West Bank
The Hudson has reshaped New York for two centuries. The piers, the rail yards, the warehouses — every era of the city's industrial life found its first home on one bank or the other. The last era of that life is now ending; the next is beginning. Jersey City is where most of it will happen.
Why Here
We build here because the bones are right:
- A grid laid out in the 1850s
- Transit that connects faster to Midtown than most of Brooklyn does
- Neighborhoods that have held their scale through a century of pressure
We build here because it is one of the few places left in the New York region where civic-scale residential development — buildings with ground-floor life, real materials, and twenty-year time horizons — is still possible.

A Living Conviction
This is a placeholder essay; the real one is being written. But the convictions behind it are not placeholders. They are the reason we are here.
